The problem today

Under Japanese law, an exclusive brokerage agreement requires registering the property on REINS (within 7 business days, or 5 for exclusive-right-to-sell agreements), delivering the registration certificate to the seller, and reporting progress to the seller (at least every two weeks, or every week for exclusive-right-to-sell). When a written purchase offer arrives, the listing status must be updated within 2 business days. As agreements multiply, deadlines and reports are left to individual agents, and things slip.
